Real estate group Grupo Residencial recently recognised that it would need more precise project planning for its housebuilding projects in Panama City. The company specialises in large urban residential projects across the region. The Brisas del Golf Arraijan project in the western sector of the city will see the construction of almost 5000 houses, a number of playgrounds, schools, police stations and commercial buildings.
Project planning for housebuilding at scale
Project manager Cristhian Hualde believes Powerproject is a vital tool to enable faster project planning for housebuilding at scale: “It used to take us 2-3 months to plan, but when we started planning with Powerproject we could narrow down that window of time to be more precise, know exactly when we needed the people and the materials.
“With Powerproject we have improved our ability to plan delivery dates. The biggest gain of having Powerproject is being able to deliver when I promise.”
Grupo Residencial manages simultaneous house-builds in a linear progression, with different trades moving steadily from plot to plot.
Cristhian values how Powerproject supports precise planning of when and where exactly its staff and contractors are needed: “It’s like an assembly line that starts with the pouring of the concrete walls onwards, so we need to see not just the activities but any delay that could impact the whole assembly line behind it.”
Real-time progress management
The company is using Site Progress Mobile to input real-time progress management updates into Powerproject saving time, preventing misunderstandings and helping to create clearer reports to aid communication. It has the progress on many plots to manage simultaneously and keeping an up-to-date picture of that progress from across a large site was previously a huge headache. “The Site Progress Mobile app is really a game-changer. It has made a huge difference because it has allowed us to be up to date much more frequently and anticipate issues before they happen.”
The ability to see and manage real time progress on different plots and by different contractors is a huge help: “We have created various templates in Powerproject where we can look at progress on a weekly basis, a monthly basis and for different contractors.”
Staying on top of progress in real time is having a real impact on the company’s bottom line. It is helping Grupo Residencial to plan its resources better and manage its large workforce under complicated labour contracts, while preventing potential penalties from missed deadlines. Plus, because the company often has home buyers ready to purchase each house on completion, it helps to sustain steady cashflow from sales. Taking a more structured approach to project planning for housebuilding helps to bring not just every house in on time but supports the whole project to deliver on time and on budget.
