When Bouygues UK was asked to demolish the old Hempel Hotel near Hyde Park for a luxury residential construction project, it was inevitable that it would be challenging. Tight access, almost zero on site storage, a short 18-month timeline and the need to retain a high-profile heritage façade were just the start of the story for the £15m+ project to create 18 ultra-luxury apartments in the City of Westminster.
Situated in a prestigious inner-city location, demolition and construction had to take place under the critical eyes and ears of concerned neighbours. Many planning, working hours, access and storage space restrictions applied. In a booming construction market the project was soon in danger of running out of budget as well as time.
Augustin Dufour was an experienced project director. He was given charge of the project refresh and tasked to regain control of the programme, design and costs, to bring it to a successful completion. Augustin drafted in David Izaguirre, a Bouygues Senior Planning Manager. He said “We saw straight away that some things would take far more time than originally expected, so did some extensive work to re-sequence activities in the client programme, which had been created in Powerproject. Then we were able to present a new programme to the client, with a new completion date. The client liked the approach.”
Powerproject was also instrumental in managing the large number of specialist finishing trades required to achieve the desired luxury specification. During fit-out, it became apparent that the site team needed virtually a day-by-day programme. Augustin said: “You can plan your resources quite easily in Powerproject, and it helps you have conversations with sub-contractors about ensuring the right number of resources were on site at any time, to meet the programme. The Powerproject programme was the basis of all our discussions with the supply chain.”

The project was delivered on time, despite all the challenges – and delivered a coveted Silver Medal in the Construction Manager of the Year Awards for Augustin Dufour.
